Situated alongside St Chads Queenway, part of the Birmingham’s Inner Ring Road, is an existing building formerly known as Royal Angus Hotel. The site is in a prominant location at a prime gateway route into the City Centre from the M6 motorway. The existing 8 storey building included a bridge link to the NCP car park to the rear and occupies a single floor within the adjacent Holiday Inn Express tower at 3rd floor level.
This project consisted of a internal layout redesign to suit an aparthotel usage with 161 rooms and lower floor amenity, a 2 storey vertical extension formed in a lightweight structural framing system and external wholescale re-cladding to meet the latest requirements of the Building Regulations.
Some of the key challenges to be overcome as part of this project’s unique context included the retention of the modified existing structure, addressing the adjacent demises (Holiday Inn Express and PureGym) as well as the partial works completed by a former contractor who had gone into administration prior to the initial COVID-19 pandemic lockdown.
